Each local Council in Victoria has its own planning scheme that sets out the policies and provisions for using, developing and protecting land in the area.

These policies and provisions may relate to the land zoning (whether land can be used for residential or commercial uses), building heights and setbacks, as well as special planning controls relating to neighbourhood character, heritage, vegetation protection and flooding.

We regularly make changes to our planning scheme. These changes are called planning scheme amendments and may be introduced to:

  • respond to changes in the area
  • respond to a new Council policy
  • correct inconsistencies and minor errors, or
  • improve how the scheme operates.
